Heli-Skiing Is a Novel Way of Savouring Skiing

Filed under: Recreation Info — admin @ 4:46 pm

All right you are seeking a new means to savor your ski break? One is run down by the the same old trip, the skiing cable car and then ski down the mountain that every one is going along? You should take up heliskiing. You can feel virgin snowboarding areas which barely any other skiers get a chance to snowboard.

So what is heli boarding? Heli boarding is skiing, only rather than using a chair lift to go up to the top of the run, you jump in a helicopter. Heli-skiing opens up novel virgin areas for your snowboarding pleasure.

Characteristically heli-boarding sorties necessitate a modest grouping of adventurers headed by an experienced mountain guide who knows intimately the slope. Punters are taken to the summit of the slope to be At the top they jump off the helicopter then snowboard to the bottom of the mountain. At the bottom one is greeted by the whirlybird to make some other slope. One may do four runs on a good day. It is a gratifying and exciting undertaking on which you’ll view vistas and have excitements others can simply aspire to.

Heliskiing isn’t without perils. Since one is skiing off standard skiing areas there will always be concealed perils. You’ll likewise encounter a bigger likelihood of avalanche. Luckily a lot of these risks can be decreased when one goes heli-skiing with a skilled guide who knows the area intimately.

How To Prospect Top Dogs And Put Your Sales Through The Woof!

Filed under: Sales + Selling — admin @ 12:54 am

What if you could earn lots more, in considerably less time, and feel mightily successful when your competitors are so scared they’re spazzing out (haven’t used that phrase since high school) chasing their tails in circles, whimpering, “If buyers aren’t buying we aren’t going to have a business.”

Top Dogs Want Your Calls. Believe It!

Wouldn’t your ears perk up and your tail wag with anticipation at the thought of spending your selling time in front of nothing but qualified prospects, with unlimited check writing privileges, and the ability to say, “Yes” to your solutions and services?

Could you sit up and shake hands with prospects that remove obstacles for your implementation, significantly reduce frustrations, and sign off on multi-million dollar contracts with you. Yes, even in a slow economy!
These things can and do happen with Top Dog Selling Strategists. These top-dollar sales professionals thrive, regardless of economic conditions. They understand that a down economy gives them the Lead Dog’s edge, a hunger for bigger contracts, better contracts, and faster contracts. With laser-like focus, they mercilessly scrutinize, prioritize and chew to shreds their least profitable sales practices and identify ways to leverage their time for more dollars.

What do they do to keep business strong? Make the change to Top Dog selling. They faithfully call on the presidents’ offices of their existing clients and of prospect companies. Understanding there is no other single business decision like this change in selling strategy that will increase sales revenues geometrically.

A recent publication reported that firms are hiring additional sales staff to generate revenues. Most likely those companies justify their investment in salaries for more sales people by thinking these positions pay for themselves in terms of revenues generated. That’s one approach.

How ’bout trying this, support your existing sales force with increasingly productive sales strategies. Leverage their profitability by transitioning to a top-down sales strategy. Make sure that a call below the office of the president no longer counts as a sales-call. Reward them as they schedule appointments with Top Dogs.

Sadly, sales professionals continue to use the bottom-up sales methods they were taught in the beginning of their careers, even though these habits bring in less than top dollar results. They steadfastly hold onto the familiar, in spite of reason. At this point, the commitment to a less profitable strategy is for some a desperate retreat to the safe and comfortable. For others, pure ignorance.

If you are currently doing business with levels below the office of the president of your client companies, make a profitable change. Get in front of the president.

Top Dog Is Better Than “C” Level

Many an inexperienced pup will protest this idea and insist on being more inclusive … saying with their nose up in the air, “My prospects are the people in charge of hiring, the CIO or some other ‘C’ level person.”
Listen up pups, Big Sales Dogs don’t even bother to sniff at that kind of reasoning. Here’s why. When you call Top Dogs first, you have everything to gain, nothing to lose.

First of all, you may get in to see the Top Dog and where else would you rather be than in front of the-buck-stops-here person with more decision-making authority (ability to say “Yes” to you) than any other person in the company?

Secondly, if a call to the president results in a referral to a “C-level” person, such as the CIO, your positioning is stronger than it would have been without that call. What started out as a cold call has quickly turned to a warm introduction from the President of the CIO’s very own company. As you call the CIO you can honestly say, “Your president’s office said you were the one to handle this call.”. A far more powerful opening line than, “Hello, my name is J. Doe with ABC Company.” Don’t you agree?

Change Your Prospecting “Hit” Ratio

Business to business numbers since the early 1950’s have been 2 out of 10-meaning a sales pro who calls 10 prospects will get 2 appointments. It’s a numbers game. When you add Top Dog selling strategies to the mix you see a staggering change. Top Dog Selling Strategists get as many as 8 out of 10, that’s 8 appointments out of calls to 10 Top Dogs. That’s a skills game.

These skilled sales pros consistently prospect Top Dogs, presidents of companies; they learn how to control and direct the 90-seconds of telephone time they have with the Top Dog or his assistant. And they use benefit statements, open-ended, close-ended, and alternative of choice questions to their strategic advantage.

“‘What?’ A handful of you say as you recoil in horror. You want me to go over the heads of the people I’m working with now to meet with the president?” I understand the Naysayers are fearful of offending the lower-level people with whom they are currently doing business by going over their heads.

No one is suggesting for you to sabotage your current low-level relationship. However, I am telling you straight up that the path to a level of selling that you never dared dream of is available to those who leave the comfort of the familiar for the potential of Top Dog selling.
Top Dog sales professionals learn to rule fear so it doesn’t have a chance to rule them to a less productive end. Fear serves you well when it tells you that more information is needed before moving forward. And most sales pros, when given the words to say, will calm their fears enough to go over the heads of their existing low-level relationships and meet with Top Dogs, on their turf, where the big bucks are.

Just tell your lower-level contacts that your new business directive calls for meeting with Top Dogs. And that you’ll tell their president how pleasurable and profitable your working relationship has been.

From The Top Dog’s Viewpoint

- What’s specifically and strategically not said is as important as what is said. Take note, there is nothing in this scenario that asks permission from the lower-level person to speak to the Top Dog.

- Your job is to control the conversation. Politely, but firmly, convey the decision of your new selling strategy.

- Tell the president about your successful relationship with the lower-levels.

- Your praise of a former contact identifies you as a partnership player as opposed to an outsider who will climb over anyone to get to the top.

- The Top Dog will understand the business implications of your words, that is, your services have already proven to be profitable to his/her company.

- Less time is required for implementation of your services, as the people are familiar with your systems.

- Past success on a small scale suggests your services are a risk worth taking for success on a larger scale.

Look at your time and talents through the experienced eyes of the Big Sales Dogs who have gone before you. Apply their wisdom to your business, move to the head of the pack and enjoy frolicking with the Top Dogs as your sales go through the woof!

F.E.A.R. or F.E.A.R.?

Filed under: Tips For Self Improvement — admin @ 5:58 pm

Fear…a bodily reaction of heightened awareness and increased sympathetic nervous system activity as a result of a perceived threat. In other words, if you think something might hurt you, you start to feel fear.

Part of the key to managing fear is to discern as to the degree of the perceived threat. Our tendency at times seems to create a reactionary Fictitious Event Appearing Real (F.E.A.R.) image that is not based in reality but activates our fear none-the-less.

Our mind, as wonderful as it is, has great difficulty in discerning between what is real and what is imagined. It tends to believe that it is all real and activates the “fight or flight” systems in our bodies that then prepares us to go into battle.

We are then often left “being all dressed with no where to go” because the threat was not real at all. This reaction, however, takes a toll on us in that it tears at our immune system, and provokes us to walk through life in varying degrees of unnecessary fear.

There is another F.E.A.R. that we can choose: Face Everything And Respond.

The primary difference is that this is a model of choice, and that it comes from a place of consciousness. It is the realization that your initial reaction may not be reality based.

Instead of reacting, this is a model of responding. Sometimes this is as simple as asking yourself, “Is it true?”, or, “Where is the evidence?” When you begin to really look, you will often find that your initial reaction may have been more intense and irrational than necessary.

Another great question to ask yourself when you start to feel fear is, “And then what?” This allows you to play this preconceived threat through. What you will often find is that you can and will respond in a completely adaptable and appropriate manner to the stimulus. In other words, you will handle it and everything will be okay.

If there was one affirming phrase I could plant in everyone’s mind, it would be, “I can handle it…” When you are able to say that to yourself as a self-intervention, even if you do not fully believe it, your mind starts to believe it. You have then begun to create a different and more positive response. In fact, you may realize that there is no threat at all.

So, you have a choice: F.E.A.R. or F.E.A.R. I know which one you desire and I support you in creating a life of freedom through conscious responsiveness and self-intervention.

Postal

Filed under: Misc Infos — admin @ 3:21 pm

There is no busier time of year for the good people that work for our postal service, than the holidays. I recommend that if you have some business to do at the post office, that you try to do in in the off hours, or get it done before the holiday rush. Today I headed off to the post office to mail a few gifts and get a hundred stamps for the Christmas cards that I have gotten ready to send out. When I got there, I could not believe my eyes. There must have been a few hundred people there. The place was packed and there was a line that stretched out the door. I must have been out of my mind going there at noon. I think that everyone decided to go at the same time. They all must have thought, that lunchtime would be the perfect time to try to get some errands done. We all thought the same thing apparently. Lucky for me, I live close to the post office, and don’t really have a regular job to take up all my time. So I went home. I just called the post office a few times later that day, and when they said that it was not busy, I went down there right away. Got all of my stuff mailed in no time, no stress, and best of all, no lines. But, the nice thing is that you can just order all of your stamps online, arrange for pick up, and have deliver confirmation right from the comfort of your own home. I would be glad if I didn’t have to go to the post office ever again.

7 Credit Improving Steps You Must Take Before Applying For A Mortgage

Filed under: Universe Of Real Estate — admin @ 7:54 pm

If you think you have good credit, think again. Chances are there is something on your credit report that can effect your credit rating; this type of news is particularly alarming if you are shopping for a loan or applying for credit. You can save yourself headaches as well as thousands of dollars by implementing the following seven credit improving steps.

1. Do not charge your cards to the limit. Yes, your credit line is whatever the credit card company determines it should be. Still, if you max out your credit cards your credit rating will suffer.

2. Check your credit reports. The three major reporting agencies are TransUnion, Experian, and Equifax and they all must offer to American consumers one free credit report per year. Not all states are covered by this policy until September 2005, so check to see if you are eligible now. Errors are common, so make sure you identify them and take the proper course of action to have incorrect information expunged from your report.

3. Pay off your credit cards. Your credit will improve if your outstanding balances are paid off especially before you apply for credit. Consider consolidating your outstanding balances into one low monthly payment.

4. One stop rate shopping. Too many mortgage applications over a lengthy period of time can reduce your credit rating. Best bet: shop online and get the mortgage companies to bid on your loan. Choose one company and only apply to them.

5. Use reputable lenders. If you borrow money from less than reputable lenders, including some finance companies, you may be penalized even if you have repaid the loan. Using a finance company can be a signal to lenders that you are a credit risk.

6. Wait to purchase household goods. If you are planning to purchase major appliances for your new home, do not make the purchase until after your loan has been approved. A spike in spending could derail approval of your mortgage loan.

7. Overcome a history of bad credit. If you have a previous history of bad credit, do not apply for any loans within the first year immediately after your credit rating is at its lowest. You will need the one year period to build your credit rating back up. Should you apply and are accepted within that first year, chances are your mortgage rate will be higher and that could cost you thousands of dollars over the life of your loan.

Lenders are eager for your business, so even if your credit rating isn’t that great you may qualify for a lower rate mortgage especially if other factors weigh in, like your income level. Still, consider taking whatever steps necessary to improve your credit rating before you apply.

Home Loan Center - Does The Type Of Lender Impact The Type Of Mortgage You Can Get?

Filed under: Universe Of Real Estate — admin @ 5:46 am

While deciding on the right lender, one should address the following questions: Does it really matter where you get your first mortgage? What is the difference between different types of lenders, and how does that impact on the mortgage you can get?

The lender you select can make all the difference in whether you get a mortgage, or whether you get the best mortgage that is suitable for you and whether the process is smooth or stressful.

Basically, you need to choose a lender who has significant experience helping first-time buyers. A lender who offers a wide range of loan types and packages is also ideal because it means that he will be able to offer you a loan that is suited to your needs. It is also important that the lender offer competitive rates.

So, when considering a home loan center to have a home loan deal with, the first step you should take is to educate yourself about the different types of lenders.

By selecting the right lender, you can save yourself a lot of time and you can also make the process of applying for a mortgage smooth and stress free. The main thing you need to know is which lender offers which types of loans better than another, as this will assist you pick the best lender for your financial circumstances.

There are two major types of lenders, namely those that accept deposits and those that do not, meaning, institutional lenders and non-institutional lenders.

Institutional lenders are inter- and intra-state banks, certain securities firms, savings and loans and credit unions. Non-institutional lenders include mortgage bankers, pension funds, and private lenders. There are some mortgage brokers who fund loans through a special arrangement with a bank.

Characteristically, the flow of paperwork within the home loan center of big institutions would be from a loan processor, who ensures that the proper documents are in the borrower’s file and in order, to the first-line or first-signature underwriter, who might be able to approve your loan depending upon the bank. The rule-of-thumb about approvals of strong loan packages which is used in most large lending institutions is that it takes one to approve, but at least two to decline a home loan application.

It is recommended that you get some information in regards to non-institutional lenders during the process of selecting the best lender. Many union members, such as carpenters and longshoremen, have money in a pension fund that makes mortgage loans. Some of these, such as the State Teachers Retirement System (STRS), lend to members of the retirement group who are retired or currently working and contributing to their fund. So this is one option of lenders for home buyers to consider, depending on their situation.

While selecting a home loan center you should understand that normally, if a borrower goes to a non-institutional lender, unlike a loan center, it is a mortgage banker. Mortgage bankers are the middlemen, who, after they sign off on loans, fund the loan with money borrowed from lines of credit from banks and/or other sources. When the loan is closed, they then sell the loans to Freddie Mac, Fannie Mae, Wall Street firms, or other institutions and investors.

Given the fact that they operate with lower overhead, mortgage bankers may offer a better rate than a bank. Although their individual approach will differ, all home loan lenders try to originate mortgages that will create a positive cash flow with the minimal amount of trouble and cost.

Regardless of what type of lender or home loan center you will select to deal with, ensure that the lender tells you what the offer is, that they explain the rates; the prepayment terms and the costs involved.

During the process of selecting the best loan for your situation, you will also need to know about the different grades of loans and their characteristics.

The type of lenders does impact on the type of a mortgage you can get, and you need to do your research and get all the necessary information about the various types of lenders and what they can offer; and then choose the one that best suit your situation.

Exercise: Why You Should Do It

Filed under: Lots Of Templates Resources — admin @ 12:28 am

Hundreds of Thousands of Americans spend millions of dollars each year on diet pills, “magical” exercise devices, and misrepresented health and fitness products, when in all actuality a good set of dumbbells and a brisk walk may be all you need to get in better shape than you’ve ever been in.

What can you do with nothing but a set of dumbbells, you ask? Provide resistance to your body’s movements - also known as weight lifting. That’s all weight lifting is - resistance. The terms “weight lifting” and “resistance training” have become one in the same because they are describing the same activity - moving your body under more resistance than it normally has to handle.

In fact, you’ve just stumbled upon the basic secret of exercise in general! Whether you are talking about resistance training, Pilates, Yoga, cardiovascular activities, or any other form of exercise, all of these programs have one thing in common - performing more activity than you would get sitting on the couch. WHY should you exercise, though?

How about defying the aging process for starters? Do you know that the primary reason why elderly people end up in nursing homes is because they lose the ability to think and move on their own? Do you also know that the entire process of thinking and moving on our own happens because we do it every day? Until we retire, that is. Once we don’t have to go to work anymore, or deal with scheduling and lifestyle issues, suddenly the only thing that we have to think about is whether to watch game shows or soap operas all day long, and the only exercise we get is deftly flying our fingers over the remote control.

Mush. That’s what our brains and bodies turn into when we stop using them. Think you are still sharp as a tack, and at the height of your game? Try to say the alphabet backwards in 30 seconds or less.

Yes…. sharp indeed.

What about physically? Think that you can still hold your own even though you don’t really exercise much? Stop reading this article and drop down on the floor for some correct-form push-ups. Did you do at least 30 if you are female, or at least 40 if you are male? No? How about 20 or 25? 15? Unless you pulled off 30 or 40, you are probably at less than the 50 percentile mark for your gender - health conditions notwithstanding.

Okay, so you’ve determined that you aren’t exactly Olympic athlete material. So what? You don’t even like sports, let alone being very good at them. That’s fine, and there is nothing wrong with that. So what about fat? Do you like bodyfat? Do you find it physically appealing? Do you think it’s healthy? If so, we’re done speaking. Go on about your business, and thanks for reading this far.

For everyone else, here is a newsflash: In America today - the year 2004 - obesity related health conditions account for more deaths in the United States each year than all known forms of cancer COMBINED. Heart Disease alone is the number one killer of American adults, and it is a PREVENTABLE CONDITION!

How about self-esteem? 64% of Americans are overweight. That is almost two-thirds of the population. If you think that a figure like that and the skyrocketing sales of prescription anti-depressants aren’t related, you now have a second opportunity to stop reading this article and continue on with your day.

Here is the bottom line, folks: Exercise and a reasonable nutrition program are necessary for ALL people, for their ENTIRE lives. Note, however, that I said “exercise”, and that I also said “reasonable nutrition program”. At no point did I say anything about spending 2 hours per day at the gym, or about eating nothing but carrots and celery for the rest of your life. Why? Those practices are just as ineffective at long-term weight loss as diet pills and late night infomercial products. Here is what DOES work:

1)Weight/Resistance Training - Weight training for both men and women has the same effect - it makes your muscles more metabolically active. In simpler terms, it means your muscles will burn more calories - even when you are sleeping. Muscle is the only site on your body where bodyfat is broken down. Weak muscles

Facts About Giving to Charity

Filed under: Lots Of Templates Resources — admin @ 2:13 am

With all the news about natural disasters happening everywhere, the world has enthusiastically reached into its pockets to help. News about goodwill, good deeds, and acts of kindness, should be regularly broadcasted, but maybe bad news is more profitable to broadcast.

However, let me stick to the point of this article. In order for nature, and the universe, to flow in harmony, we should all regularly give to charities, whenever it is possible to help someone in need. This is practicing Yoga “off the mat.”

“Saving for a rainy day” is one thing, and hording money, is quite another matter. By all means, save some money, but always remember to give to those in need, without expecting something in return.

To put it simply, selfishness creates a dead end, or stagnation, within the universal flow of all things. The universal law of cause and effect (karma) will always override.

Just as stagnation within your body is unhealthy, the same law applies to the universe and all things within in it, including money. Stagnation will cause an infection of the body, mind, or spirit. This is the exact opposite of Yoga practice, where we seek to unify body, mind, and spirit in harmony.

Remember Nishkamya Bhakti, and take the time to research the meaning of the word again. We should give unconditionally without pursuing a reward. It is also good to give anonymously and not to tell anyone. Giving is also good for your inner being and your self worth.

Take notice of how lucky you are in this life. Be content with what you have by appreciating your family, friends, and achievements. Look at the improvements and rewards you have seen, since you started practicing Yoga.

I will leave you with a short story and something to think about. Last Christmas season, a man, who was dressed as Santa Claus, worked outside a local store with a legitimate charity’s sign and donations bucket. Many people, including me, gave to him.

Within a few days, local police had chased this man through the parking lot and arrested him. It had been discovered that this man was allegedly an imposter and did not represent a charity at all.

Is this man a criminal? I think not - he was a beggar who practiced deception. In some countries and cultures, like mine, begging is not tolerated at all. This man resorted to deception in order to beg. He did not rob people of their money.

This is not an endorsement of deception or begging, but I want to make you aware of the fact that when you give to a beggar, that is charity too. Don’t worry about which charity to give to - just give something. There are good forces at work that will distribute your donations evenly.

Always remember that Yoga is for the improvement of physical, mental, and spiritual health. If you think Yoga is only about physical mastery, asanas, and a beautiful body, you have missed the “big picture.” Yoga offers so many benefits for mental and spiritual health, that they should never be ignored.

Treadmill Exercise - 3 Benefits You May Not Know About Treadmill Walking

Filed under: Lots Of Templates Resources — admin @ 4:15 pm

Chances are that you already know your treadmill can help you lose weight, stay fit, and protect you from the ravages of age related diseases like diabetes and heart disease.

But here are 3 MORE benefits of treadmill exercise you might NOT know!

#1 Walking on A Treadmill Helps Alleviate Depression

A recent study at Duke University found that even as little as eight minutes on a treadmill can help to dramatically, although temporarily, reduce symptoms of depression.

While researchers already knew that longer, sustained regular exercise helps to alleviate depression over the long term, this study proves that even short, vigorous workouts can have a similar helpful effect.

#2) Having Trouble Sleeping?

While it’s always been thought that vigorous exercise during the day will help improve sleep, the actual evidence to prove it hasn’t necessarily been forthcoming - until now.

Researchers at Stanford University School of Medicine conducted a study that included 43 adult volunteers ages 50 to 76. All of them were sedentary and had reported moderate sleep complaints.

They were randomly assigned to one of two groups. One group was asked to exercise 30 to 40 minutes, four times a week. The other group did not change from their non-active ways.

Those who exercised cut the time it normally took to fall asleep in half (while there was no change in the non-active group). The exercisers also rated their nighttime sleep as significantly improved.

The study, published in the Journal of the American Medical Association also reports that people who performed regular aerobic exercise or brisk walking slept almost an hour longer than those who did not exercise.

#3) More Efficient Workouts for the Time Pressed

Surveys of fitness professionals by the American Council on Exercise show that one of the fitness trends for 2004 will be workouts that accommodate the time-starved exerciser by being more efficient in a shorter time period.

With their built-in workout programs, controllable inclines and even heart rate monitors, treadmills allow you to custom tailor your workout to your time frame.

How about setting your fat-burning program for 20 minutes in the morning? Or why not do 15 minutes of incline intervals to keep your metabolism elevated throughout the day?

One of the biggest barriers to exercising is the lack of time. By using the tools available with your machine, a treadmill you can pack major cardiovascular benefits into a smaller time frame.

Any way you look at it, a treadmill is a great investment in your health and well being. By using it consistently to work out, you’ll be reaping major health benefits! Enjoy!

Content Management System

Filed under: Living With Software — admin @ 4:24 pm

A content management system is a computer software system for organizing and facilitating collaborative creation of documents and other content. The term content management system is usually used in its abbreviated form cms.

The cms is frequently a web application used for managing websites and web content, though in many cases, content management systems require special client software for editing and constructing articles. The content management systems were initially developed internally at content publishing organizations.

CNET spun out its internal development offerings into a separate company called Vignette in 1995. The company started offering the software as a web based content management system, allowing sites to create templates of the presentation of their content on the web.

A consulting company, Pencom Web Works in 1998, introduced the Metaphoria Data Transformation Server, allowing java developers to write applications that would be tied with content and target the content output to different channels. The product failed but the concepts that were introduced by it made their way into most ancient content management systems.
